If your home isn’t selling and you are not sure why, here are a few things to consider.

Is the Asking Price Realistic?

The main reason why properties don’t sell quickly is that they are overpriced. Estate agents want your business, so they tend to be over-optimistic when coming up with an asking price. They know that sellers want as much money as possible for their properties, so they are more likely to choose the agent that promises the highest price. However, if that price is unrealistic for the current market, it doesn’t matter how enticing the photos are, you won’t find a buyer.

Before inviting agents around for an appraisal, look at prices in your local area. Get a feel for what similar homes are selling for. Check sold prices for properties that have recently been listed. This is something any competent agent does before offering a valuation. It’s not a fool proof way of deciding how much to sell a property for, as all homes are unique, but it does offer a useful starting point.
